Care home industry in Spain is in continuous growth and in a trend towards concentration and internationalisation.

A care home has two clear aspects, on the one hand there is the property and on the other the management company.

In the real estate field, Healthcare Activos, which already owns 17 geriatric assets in operation and another six in the pipeline, has continued to develop its growth strategy in the sector. Specifically, in September 2019, the company transferred all its assets to the new company Healthcare Activos Yield, in which a group of investors grouped around the investment management company Altamar took a majority stake. The transaction was budgeted at €250m and allowed the Healthcare Activos group to maintain its investment activity.

The Healthcare Activos group had invested €350m up to that date, of which €85m corresponded to ongoing projects. Moreover, its medium-term budget forecast remained at €500 million.

For the management of its facilities, Healthcare Activos has signed long-term agreements with such representative managers in the geriatric field as Amavir, Colisée and Bastón de Oro, among others. Bastón de Oro, among others.

In recent years, many investment funds of different types have also entered the sector, such as Adriano Care or Thor Private Equity, which are creating portfolios of properties where the nursing home service is provided.

It is clear that the sector is clearly dividing into two, as has happened before in the hotel and department store sectors.
